Choosing a Rental Home

Moving into a new home is an incredibly important decision. Finding the perfect place that fits all your needs can be frustrating and confusing. Our goal at Windermere Property Management is to match you with an ideal home and make the rental process as simple as possible. We can’t wait to help you find your new home!

Steps to help you find a home

  1. Determine your Needs: view all unit information and photographs. Be clear of what your needs are regarding price, neighborhood, availability date, amenities, pets, and more.  Please note that some rental pictures/videos may represent a sample of the unit and may not reflect specific details of a particular apartment.
  2. Review these Forms: Our applicant screening criteria and sample lease can help determine if you are able to fulfill all the requirements. Processing your application may be delayed or denied without proper qualifications.
  3. Visit the Property: Drive by the unit you are interested in to see if it meets your needs regarding location, parking, public transportation, etc. Call our office to determine availability and potentially set up a showing. Some locations are available for a self-guided tour, while others will have a property manager to meet you onsite. Please note that while you are not required to view a unit before applying, you must see the unit before moving in. Once a deposit/holding fee has been paid, we will not schedule any more showings to respect our current tenant’s privacy.

When your application is received

  • Windermere reviews all applications in order of completion, not submission. For an application to be considered complete, all persons above the age of 18 must apply (regardless of financial responsibility); proof of income, background screenings, and rental references must be received. If applicable, pet documents and/or cosigner applications must also be submitted.
  • Once your application is completed, a property manager will review all rental information, credit, employment, background, and other applicable data to determine eligibility. Windermere will reach out with either an approval, denial, or request for more information.
  • If approved, be prepared to view the unit (if you have not already done so) and pay the holding fee deposit to secure the unit. Note that the holding fee is non-refundable and non-transferable.
  • Once secured, further instructions and leases will be sent to you electronically.

Windermere policies

  • Smoking

    • No smoking of any kind is permitted inside any unit or within 30 feet of any building. This applies to cigarettes, marijuana, e-cigarettes, and vaping pens.
  • Lease Length

    • Most leases are 12 months. Listings will usually indicate if a shorter term is available. Please contact our office for further details.
  • Parking

    • Please note the available parking at your unit. Some units will have assigned, permitted, or open parking. Units may require a monthly parking fee, or a fee for additional parking. There may not be guest parking or additionalvehicle space.
    • Ensure that your vehicle will fit in the space provided. You are not permitted to block any garages and/or neighboring spaces. Once you are assigned a parking space, it cannot be changed.
  • Pets

    • Not all properties are pet friendly, and accommodation of a pet is subject to change without notice. If approved, an additional deposit, pet rent, and/or fee may be charged at move in. A signed pet agreement form will be required.
    • The following documents will be required before determining whether a pet is approved:
      • Photo of the pet
      • Proof of current rabies vaccination (applicable to both cats and dogs)
      • Proof of Whatcom County Licensing (for dogs). Please visit Whatcom Humane Society for more information.
    • Cats must be indoor-only and spayed/neutered
    • Please note property specific pet requirements (type/number of animals, weight limit, breed restrictions, etc.)
    • The following animals are not permitted in the unit: wild animals, farm animals, ferrets, rabbits, mice, rats, snakes, large breed birds, or reptiles
    • Small-aquarium fish are permitted (tanks cannot exceed 20 gallons). Larger aquariums are subject to approval
